A consultation has opened into plans for 191 homes on land in Shinfield.
Agents for Bellway Homes (Thames Valley) and The University of Reading have submitted an application to Wokingham Borough Council for land north of Arborfield Road in Shinfield.
They noted: “The site is located within the South of M4 Strategic Development Location (SDL) designated in WBC’s Core Strategy (adopted in 2010) and is identified in WBC’s emerging Local Plan Update as an additional site allocation with capacity for 191 dwelling.”
The full planning application is for the erection of 191 new dwellings, open space, landscaping, supporting infrastructure and associated works, on the seven hectare site.
The documents also note how the development would, in effect, form a second phase to the development currently being built out to the north of the site on land south of Cutbush Lane by Bellway.
The application states there will be a mix of one-, two-, three- and four-bedroom properties, and that 67 of the 191 will be deemed to be “affordable”.
The primary vehicular access to the proposed development will be via a new priority junction to the south on Arborfield Road.
It is also proposed to connect to the existing spine road which routes through the Littlebrook and Long Acre residential estates which lie to the north of the site, thereby providing a second point of access which will deliver a through route between Arborfield Road and the Eastern Relief Road / Thames Valley Science Park roundabout.
Agents added: “The development will make an important contribution towards the provision of housing in Shinfield, and will also contribute towards the delivery of infrastructure required to mitigate the impacts of the development.”
The consultation is open until November 29, 2024.
