The prospect of almost 500 more homes in Spencers Wood is one step closer after a consultation opened into the next stage towards a formal planning application.
Planning agents for developers Richborough have issued an application for what’s called a ‘scoping opinion’ to determine the exact requirements of an Environmental Impact Assessment (EIA).
A scoping opinion refers to the range of issues which the local authority or Secretary of State considers should be contained in an EIA.
The application refers to up to 475 dwellings, employment land, a primary school, local centre, sports pitch, public open space and associated infrastructure.
Marrons, the agents for the developer, said it is preparing a planning application for the development of land at Body’s Farm, off Basingstoke Road in Spencers Wood.
“This application is a formal request to Wokingham Borough Council under Regulation 15(1) of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 (as amended) for a Scoping Opinion, and relates to the information to be supplied in the Environmental Statement (ES) as part of a future planning application.”
It said the 95-acre parcel of land has the potential to deliver up to 500 new homes, including affordable housing, a school, suitable alternative natural green space (SANG) and other community facilities.
The consultation remains open until July 5, and for more information search application number 241514 on Wokingham Borough Council’s planning portal.
