Plans have been submitted for outline planning permission for 49 homes off Heathlands Road in Wokingham Without.
Agents for Maverick Properties are seeking approval for the redevelopment of the site for 49 dwellings with associated access, infrastructure, open space and landscaping.
Documents submitted with the application said: “The applicant has carefully considered and undertaken rigorous feasibility studies to support this outline application.
“We are confident that this proposal with the current housing land supply in Wokingham Borough Council conforms to local and national planning policies, and that we have met all relevant validation requirements.”
Plans for the vacant two-acre site off Heathland Road include what are described as market (29 properties) and affordable housing (20 properties).
“The proposal for 49 residential dwellings is a significant addition to the local housing stock and offers a much-needed solution to the current housing shortage in the area,” the application added.
“It is envisaged the site would include a mix of housing, but would be designed to include an increased number of family homes of two- and three-bedrooms or more, which is considered to be in alignment with the population trends and reflects the sites’ location adjacent to the primary school.”
The agent said the developer undertook a public consultation, which informed and helped shape the planning application.
It said: that a leaflet was distributed to households identified as those with the potential to be most affected by the new development.
“The leaflet was sent to the addresses on December 14, 2023, with feedback requested by January 5, 2024.
It said a total of nine responses were returned from the 89 householders contacted through the leaflet drop.
“In response to these comments, the scheme has evolved to improve the proposed development.”
A public consultation on the plans runs until June 7.
