A developer currently building in Woodley has said it is financially ‘unviable’ for any of the homes to be affordable.
Darcliffe Homes is currently building 13 homes on land adjacent to Sonning Golf Club on Duffield Road, Woodley.
Planning permission was granted at appeal in 2018, where it was agreed that five homes would be affordable.
This is following Wokingham Borough Council’s policy that 40% of major developments must be affordable.
The five would have been split into three socially-rented and two shared-ownership homes.
But an application to alter planning permission at Wokingham Borough Council said offers made by registered providers, who would run the affordable homes, would make the scheme ‘unviable’.
The developer had been in talks with both Housing Solutions and Loddon Homes, where offers were 30% of open market value.
A letter to the council said: “As the site is for only five affordable homes, there is a general reluctance from RPs to take it on.
“In addition, the council has also confirmed that these affordable homes would not be suitable for its current specialist needs group.”
Responses from other companies, including Abri and Southern Housing, are yet to be received, the letter said.
Wokingham borough council has received the application and a decision is yet to be made.
