Wokingham borough council’s planning committee was expected to give conditional approval last night (Wednesday) for 53 new homes in Winnersh.
The application that will be debated is seeking full planning permission for the proposed erection of 53 dwellings, 40% of which will be on-site affordable houses, with associated access, landscaping, open space and drainage.
The site off Old Forest Road benefits from a draft local plan allocation.
The proposed access is located within the major development location of Wokingham, however, the majority of the site proposed for development is outside of, but directly adjoining the north settlement limits.
The site as outlined in the emerging local plan, infills a parcel of land between Old Forest Road and the Northern Distributor road ]
It would also abut existing residential development along Old Forest Road, which is solely residential in its character.
Notes for the meeting said: “Notwithstanding, there would inevitably be a degree of localised landscape harm arising from the loss of the field, and the visual buffer this provides between the major transport link and existing dwellings.
“.. The proposed access has not been subject to objections from WBC Highways who have raised no concerns with the proposal’s visibility splays, tracking data and proposed priority system.
“The development makes a meaningful contribution to the boroughs’ housing land supply on a site outlined by the council as suitable for development in principle, albeit at a different quantum, and provides 21 on-site affordable homes of affordable rent and shared ownership tenure.”
