More details have emerged for an approved plan for 75 homes in Charvil.
Developer Bellway Homes has submitted a ‘reserved matters’ planning application to Wokingham borough council for land west of Park Lane.
The outline plans were previously approved by Wokingham borough council in May 2025.
The latest application seeks approval for appearance, landscaping, layout and scale, in accordance with the requirements set out in condition one of the outline planning permission.
The planning application seeks Reserved Matters approval for the erection of up to 75 homes – 40% of which will be on-site affordable housing of mixed tenure, internal access roads, parking, public open space, landscaping, and sustainable drainage systems.
The development site is located to the west of Park Lane in Charvil.
It comprises approximately 7 hectares of land and is predominantly greenfield, with the exception of road access gates previously approved for construction purposes. Part of the site is currently used as a site compound and a temporary builder’s yard. Immediately north of the site is a recently completed residential development comprising 25 homes on Canberra Lake Way.
The Charvil Piggott Primary School lies immediately to the northeast of the site, and the Homestead light industrial estate is situated to the immediate south east of the site. The site is also situated in close proximity to Charvil Country Park, which is approximately 200 metres to the east.
Outline planning permission was granted on May 12, 2025 for up to 75 homes, including market housing and 30 affordable homes, internal access roads and parking, a public open space; and, supporting landscaping and drainage infrastructure.
