Details have emerged for a large residential development on the outskirts of Arborfield.
Agents for the owners of the 95-acre site at Blackcroft Farm, west of Reading Road in Arborfield, have applied to Wokingham borough council for a screening opinion – a procedure that is used to determine whether a proposed development is likely to have significant effects on the environment, and require a detailed Environmental Impact Assessment (EIA).
They wrote: “The site occupies five fields totalling approximately 38.65 hectares, or 95.51 acres, all of which are under pastoral management.
“The site is bounded by Church Road to the north and by Reading Road (part of the A327) to the east. The small hamlet of Farley Hill lies to the west, with open countryside to the remaining boundaries. It forms part of a gently undulating and rural landscape and slopes to the south east.”
The plans, when submitted by Rubix Land, are expected to include a retirement village comprising 200 specialist homes, including a community leisure complex and a care home, 450 residential dwellings including 40% affordable homes, a local centre, expansion of Blackcroft Farm industrial estate, and a landscaped public open space.
Agents added that primary vehicular access onto Reading Road will happen at a new four-arm roundabout junction.
The consultation period for the scoping opinion application runs until June 25.
