Planning approval has been granted to Elstree Land for the proposed erection of 53 dwellings in Winnersh.
The site in question intersects Old Forest Road and Toutley Road, and is currently an undeveloped greenfield site which faces the Old Forest Meadows SANG.
In its application, the developers described the site as: “A spacious development with emphasis on landscape led space, providing frontage to Toutley Road, in response to a visually sensitive site”
Numerous objections and concerns were raised during the consultation, including by both Wokingham town council and Winnersh parish council, although the latter was generally supportive of the plans.
The plans include a provision for 40% affordable houses with associated access, landscaping, open space and drainage. The site benefits from a draft local plan allocation.
The plans submitted in support of this application “… demonstrated that the quantum of development can be delivered sensitively, whilst striking an appropriate balance between existing densities in the area and making efficient and effective use of land.
“This results in a well-designed development of architectural and urban design merit.
“The proposal would have an acceptable impact on highway safety, and the proposed access has not been subject to objections from WBC Highways, who have raised no concerns with the proposal’s visibility splays, tracking data and proposed priority system.”
The plans were approved by officers at Wokingham borough council on May 19.
