A planning application has been submitted that, if approved, will see 136 homes approved on a site in |Wokingham Without.

Planning agents Boyer, on behalf of Dandara Southern Limited & Legal and General Assurance (Pensions Management) Limited, have submitted a full planning application to Wokingham borough council for 136 homes and associated parking, landscaping and infrastructure following demolition of existing office campus on land at the Pinewood Campus on Nine Mile Ride.

Documents submitted alongside the application noted the site is currently under the ownership of Legal and General Assurance (Pensions Management) Limited, who lease the office complex out to the current occupiers, Johnson & Johnson, with their leasehold expiring in late 2026.

The site is approximately 11.4 hectares in size and accessed via an existing driveway off Nine Mile Ride, leading to a large office building campus.

The developed area is surrounded by mature woodland which contains a woodland walkway of approximately 1.5 km accessible to employees, running through the western and southern woodland.

The proposed development will include 136 new homes including 54 (40%) affordable homes, vehicular access from Nine Mile Ride with a re-opened direct link proposed through the Pinewood Centre to Old Wokingham Road, planting of 175 new trees, and 331 parking spaces.

Homes will include one- and two-bedroom flats, as well as two-, three-, four-, and five-bedroom houses.

The proposed dwelling types will include a mixture of terraces, semi-detached and detached houses, as well as three blocks of apartments which are proposed to be three storeys.

The majority of homes are proposed to be two storeys in height. However, several houses will be 2.5 storeys, particularly in key locations.

A number of objections have been submitted during the first week of the public consultation.

One local resident wrote: “Following the addition of over 1,000 homes at Buckler’s Park, the area is already experiencing significant strain. Roads are congested, and essential services are under increasing pressure.”

Another said: “Infrastructure is not keeping pace with development, and no adequate solutions have been presented to support further growth.

The consultation is open until May 15.
