A handful of big players are in charge of the majority of new housing developments in Bracknell, as progress is being made on a series of projects.
In the next 10 years, the population of Bracknell and its surrounding towns and villages is set to increase by just under 10,000 ( 9,978) according to the Office of National Statistics (ONS).
Hundreds of homes are being built each year to meet this population growth.
These homes, and flats, are being delivered by a handful of big developers and social housing providers, which are in charge of managing affordable homes in the town.
You see the names of these developers and what they have been up to recently below.
The Bracknell Forest Cambium Partnership
Bracknell Forest Cambium Partnership, a joint venture with the council and the Countryside development company, which was bought by The Vistry Group, one of the biggest housebuilding companies in the UK.
The partnership is in the process of building 169 flats in Market Street and has completed the Coopers Hill development of 52 homes, and will be involved in shaping the future of the town centre.
The Labour administration at the council published its new ‘town centre masterplan in October 2024, of which the partnership will be a key player.
The masterplan involves the redevelopment of the High Street Car Park and the ‘Southern Gateway’, which covers the area just north of the train station.
A report presented to the council’s cabinet stated the partnership is in discussion with the council to transform both of these major sites.
Abri
There is also Abri, which owns the lion’s share of social housing in Bracknell after it took over Silva Homes in a deal in October 2023.
In a council review into registered social housing providers, Silva Homes managed 71 per cent of social housing in Bracknell, amounting to 6,194 properties.
Abri took over all of these properties after acquiring Silva.
It will manage 81 of the 169 flats being built by the Bracknell Forest Cambium Partnership in Market Place, in a development that has been called Brickmark Place.
Additionally, Abri is managing 13 affordable homes created at Coopers Hill.
The housing association is also in charge of improving its current stock, which involves building 24 apartments and a chalet bungalow in Barn Close that will be ready for occupants in January 2027, and replacing Bay House with 32 one and two-bed flats ready to house people from February 2028.
It also attracted headlines when it put a house in Great Hollands up for auction, despite the daughter of the man who lived there needing a home for her family and the council agreeing a £2.86 million project to buy eight family-sized homes to provide affordable housing.
Weston Homes
Weston Homes is one of the biggest developers in Bracknell simply as it is in the process of building 349 apartments south of the town’s train station.
The project has involved the demolition of the seven offices that were called Bracknell Beeches, and building seven apartment blocks that will be accessed from Old Bracknell Lane West.
Planning approval was achieved by S2 Estates in 2022, which sold the development to Weston Homes in September 2023, with a site value of approximately £110.1 million.
The company celebrated the ‘topping out’ of the first of the seven buildings in July 2025.
The Hill Group
The Hill Group is building 226 new homes in Beaufort Park and has completed the construction of 193 flats at Amber House in the town centre.
The housebuilder has partnered with affordable housing providers in its developments.
In the case of Amber House, Metropolitan Thames Valley (MTVH) acquired the site from The Hill Group to provide 74 one-bedroom and 119 two-bedroom apartments, made available through shared ownership and social rent.
MTVH itself runs seven per cent of local social housing in Bracknell, amounting to 643 properties.
At Beaufort Park, The Hill Group has partnered with Sovereign Network Group, which will be in charge of managing 113 affordable homes.
The Hill Group has been criticised by residents at The Evergreens, who accused the developers of ‘deforestation’ in Beaufort Park last year.
Taylor Wimpey
While it is arguably not the largest player in the housing market in Bracknell, Taylor Wimpey has made headlines in a dispute with its residents in The Evergreens over extra bedrooms and parking requirements.
The company demolished the Beaufort Park office building and built 68 homes in its place.
However, the housebuilder added an extra bedroom to 14 homes within the development, meaning occupants could not remortgage their homes and a parking space deficit.
The dispute was resolved at a council planning meeting in October, where the floor plans for the homes were corrected and 14 extra parking spaces were created.
Taylor Wimpey also built the Willow Green homes in Warfield.
